  • Our team advises on all taxation aspects of corporate and individual real estate transactions as well as the general day-to-day tax issues arising from the acquisition, management and sale of Israeli real estate. On the contentious side, we also represent our clients in disputes with the Israeli national and municipal tax authorities on matters involving property taxes.


    We have considerable experience of all tax aspects of property transactions, including land appreciation tax, land betterment tax, acquisition tax, value added tax, municipal betterment taxes and local municipal taxation (arnona).


    We act for individual resident and non-resident investors, funds and institutional clients, as well as leading players in the construction industry, in structuring their Israeli property investments and developments. Our team has extensive experience structuring investment vehicles, joint ventures and partnerships in the most tax efficient manner, taking into account, where relevant, any applicable tax treaties and any tax benefits that may be available from the Israeli tax authorities through the Israeli Investment Centre.

    • Representing a major academic institution in tax planning (including several unique aspects) and negotiations concerning a major real estate transaction valued at NIS 1 billion (approximately US$ 250 million) relating to the construction of a science park (a 250 acre property development), one of Israel's largest industry and office building parks, and the planning of a residential area for the institution's scientists
    • Representing the Dubek group in complex tax restructuring, and advising the group on the tax aspects of its reorganisation and the transfer of its real estate assets to an affiliate.  Our services included tax planning regarding reorganisation, representing the client before the tax authorities, and applying for and obtaining the necessary tax rulings to effect the reorganisation
    • Providing tax advice to the company representing hundreds of private land owners in the largest residential development currently taking place in Tel Aviv - "Kikar Hamedina" - one of the most prestigious districts of the city of Tel Aviv, a large-scale residential project planned to include 450 residential units in 3 towers of 40 stories each, valued at approximately US$ 250 million
    • Providing tax planning advice to Paz Oil Company Ltd. in connection with a complex sale transaction regarding land and buildings in central Tel Aviv, valued at 32 million shekels (approximately US$ 8 million)
    • Providing tax planning advice to Readymix Industries (Israel) Ltd. in relation to a number of sales of high-value buildings and real estate rights, including in the Haifa and Zichron Yaakov area
    • Providing tax advice and tax planning advice to Ma'ale Zion Ltd. (regarding the Elul-Tamarind Group) in connection with a real estate sale following liquidation of the real estate entity.  Our representation included obtaining a pre-ruling of an unprecedented nature on a key and central issue
